01 / The problem

Most holiday let sites are built like brochures.

They list rooms. Show a few photos. Hope guests will figure out the rest. Meanwhile bookings funnel through Sykes, Cottages.com and Airbnb, where 15–20% of every week disappears in commission.

A site built to convert pays for itself in one season. Direct bookings. Faster load times. Photos that actually sell the property. A booking flow that doesn't lose people halfway through. The site is yours. The guest data is yours. The bookings are yours.

Built in Devon

For people who know this coastline.

Local context shapes good design. Knowing the difference between a Salcombe weekender and a Dartmoor longstay. Knowing what guests are actually searching for. Knowing the season.

How it works

Seven days, start to live.

Day 1

Discovery call

30 minutes. We talk about the property, your guests, and what's not working with the current site.

Day 2 to 3

First draft

I send the first design across. You'll see the full site, not just mockups.

Day 4 to 5

Revisions

One round of changes based on your feedback. Fast turnaround, no long email threads.

Day 6 to 7

Live

Site goes live on your domain. Need a change later? Just email me. Edits and updates included for the first 12 months, no charge.

03 / About

Run by Alex Thomas. Ten years building digital products and brands online for small owner-operators.

Devon Let Studio came out of helping a friend rebuild their family's holiday cottage site and realising how many Devon owners were stuck with sites that weren't doing them justice. One project at a time. Direct contact, no account managers, no agency layers between you and the person actually building your site.

04 / Questions

The things owners actually ask.

Cottage owners I've spoken to keep raising the same questions. Here are honest answers to the ones that matter most.

What if I don't like the design?
You see the first design draft within four days of kickoff. If you don't love it, you walk away with your full deposit refunded, no questions. I only get paid the second half on launch when you're happy. The risk is mine, not yours.
Do I really own the site?
Yes. The site is yours. The domain is yours. The guest data is yours. You can take it elsewhere any time. I'm not Sykes or Cottages.com taking 15-20% of every booking forever. I build it, hand it over, you own it.
What happens after the 12 months of free edits?
Most owners stay on a small monthly retainer (£25/month for unlimited small edits) so they always have someone on call. If you'd rather not, the site keeps running fine and you only pay when you need a change.
Will you help me migrate from my current site?
Yes. I'll help you keep your domain (so guests with bookmarks still find you), redirect old pages to new ones (so Google rankings carry over), and pull across any reviews or content you want to keep. Migration is included, not extra.
How is this different from a Wix or Squarespace site?
Wix and Squarespace are templates. You pick a theme, fill in the blanks, hope for the best. The site looks generic because it is generic. What I build is custom-coded for your specific property and your specific guests. It loads faster, ranks better on Google, and converts more visitors into bookings.
What about my existing bookings and reviews?
Existing bookings stay exactly where they are on whichever platform took them. We just build a better front door for new direct bookings. For reviews, we can pull TripAdvisor and Google reviews onto the site automatically so you don't lose any social proof.
What if you stop trading or get hit by a bus?
Honest question, deserves an honest answer. The site is hosted on Netlify, which is a major US hosting platform that won't disappear. The code is yours, handed over in full at the end of the project. Worst case, you take the code to any web developer and they can pick up where I left off. You're never locked in.
